Repairs and maintenance
Responsibility for repairs and maintenance to housing association houses are shared between the landlord and the tenant, and are usually detailed in the Tenancy Agreement and Tenants Handbook.
Generally, the landlord is responsible for maintaining the fabric and permanent fittings of the property ensuring they are kept in good condition.
As a tenant, you are usually responsible for internal decoration, furnishings (unless a furnished tenancy) and removable fittings.
If you need to report a repair to your housing association, give them a call or drop into the office. Some associations, such as Argyll Community Housing Association, West Highland and Fyne Homes, operate a 24 hours freephone service to ensure that all repairs can be dealt with as quickly as possible and staff assistance, if required, is always available.
Repairs are categorised and dealt with according to the urgency of the repair. Housing associations will have standards for how long it should take them to react to a repair. Just ask your housing association for more information.
Housing associations will also have a planned maintenance programme so that the properties are kept in good condition over their lifetime. This will include a regular programme of activities like painting, replacing windows and so on. Decisions about maintenance are usually based on a survey of properties.
